  • This is a grant-funded program through Massachusetts Clean Energy Center offered by the City of Somerville Office of Sustainability and Environment.

    The aim of this program is to incentivize improvements in rental units and assist in modernizing and electrifying the city's residential buildings.

    Benefits to property owners may include:

    • Improving rental properties

    • Maximizing state incentives for upgrades

    • Creating a cleaner, safer environment
  • Please review the eligibility requirements, then continue with the application.

    You may be eligible if:

    • You are the property owner of a building containing 2 units, 3 units, or 4 units;
    • The building contains rental units;
    • You are interested in making energy efficiency upgrades such as:
      • Insulation & air sealing*

      • Heat pump HVAC*

      • Heat pump water heaters*

      • High-efficiency clothes washers & dryers*

      • Induction stoves*

      • Electrical panel upgrades needed for any of above

        *Mass Save eligible improvement

    • And tenants have income less than 100% Area Median Income (see table below).

    Maximum Eligible Tenant Income is shown below. If you are not sure if your tenants qualify, you can still apply, and tenants can submit income affidavits directly to the city's Office of Sustainability & Environment.

    Area Median Income limits are based on the City of Somerville Inclusionary Housing Program income chart at the time of the microgrant application. These income limits are current as of 7/01/2025 and are subject to annual updates. Income refers to gross annual household income, which is pre-tax and pre-deduction (excepting expenses for self-employment).

    Tenants will be required to submit a signed and notarized affidavit stating their income. This can be submitted directly to the Office of Sustainability and Environment. We recommend beginning this requirement early. City staff are able to offer support to assist in communications between landlords and tenants.
